In short: this website describes our services. Prices, schedules and what is included are confirmed in a written quote, work order or lease before any work starts. Those documents control if they differ from these terms.
About these terms
These terms apply to your use of fsgproperty.com and to services provided by F.S.G Property MGT, LLC ("we", "us"). By using the site or booking a service, you agree to them. If you sign a separate written agreement with us, such as a lease, quote or contract, that agreement controls where it differs.
Website information
Information on this website is general and may change. It is not an offer, a guarantee of availability or a fixed price. Sending a consultation request does not create a contract. A contract begins only when we both agree to a written quote, work order, lease or agreement.
Quotes and services
- We provide quotes in writing. A quote is valid for 30 days unless it says otherwise.
- Work requiring a licensed trade, such as electrical, plumbing, heating or cooling, is done by appropriately licensed contractors.
- Outdoor work depends on the weather. We may reschedule mowing, painting, plowing or other outdoor work for weather or safety reasons, and we'll tell you as soon as we can.
- Larger home improvement jobs are covered by a written contract, as New York law requires.
Your responsibilities
- Give us safe access to the property at the agreed time.
- Tell us about hazards and hidden items such as irrigation heads, invisible pet fences, low-voltage lighting, septic covers and fragile landscaping. For snow plowing, mark driveway edges and obstacles before the season.
- Tell us if your home was built before 1978. This affects how painting and repair work is done, because older homes may contain lead paint.
- Make sure you own the property or have the owner's permission for the work.
Payment
Payment terms, deposits and due dates are listed on your quote or invoice. Deposits, cancellations and refunds are covered in our refund policy.
Leasing
We lease only homes that F.S.G Property MGT, LLC owns. We do not lease, rent out or manage property for other owners. Rental homes are offered subject to availability and to the written lease. We follow federal, New York State and local fair housing laws, and we don't discriminate on the basis of any protected characteristic, including lawful source of income. Application requirements and any fees are explained before you apply and are limited as New York law requires. Security deposits are handled according to the lease and New York law.
Website content and copyright
The text, logo, illustrations and photographs on this website belong to F.S.G Property MGT, LLC or are used with permission. You may share links to the site, but please don't copy or reuse its content for commercial purposes without our written permission. "F.S.G Property MGT" and the FSG house logo identify our business. Please don't use them in a way that suggests we endorse you.
Liability
We carry out our work with reasonable care and skill. To the extent the law allows, we are not responsible for losses we couldn't reasonably foresee, or for delays caused by weather or other events outside our control. Nothing in these terms limits any rights you have under New York or federal consumer protection law, or our responsibility for our own negligence.
Governing law
These terms are governed by the laws of the State of New York. Any dispute will be handled in the courts of the State of New York for the county where the property is located. We'd always rather resolve problems directly, so please call or email us first.
Changes
We may update these terms. The version posted here, with its "last updated" date, applies to your use of the website from that date.
